Can I rent my apartment out? Yes of course, Montelaguna Residence has been built with this in mind. Our In house property management team can help keep your house clean and aired out while you are not here, as well as market, screen, and look after your renters for you. Are dogs/cats allowed? Both cats and small size dogs are accepted. All that we ask is to keep your dog on a leash if outside and to pick up after him/her. Are there condominium bylaws? Yes there are. To begin with they will be standard and the ones stipulated by law. Each yr there will be a condominium meeting (if you cannot attend you can appoint a proxy), and condominium bylaws will be discussed and voted on. How much are the condo fees? Your condo fees will be composed of two sections, costs associated with your particular building, and costs associated with the general grounds. For the first building, condo fees are expected to be around $2.00 a squ meter. What will the condo fees cover? Security guards Maintenance of the grounds Pool maintenance Communal electricity and water fees Communal insurance Administrator fees What monthly costs will I have?
Can we make changes to our apartment? No changes can be made to the outside of the building. Inside your apartment, you can make changes/modifications as long as they are not structural. In any case, written approval by the management team must be requested. Where will Montelaguna Residence get its water supply from? While Montelaguna can get water from the municipality, this will not be its main source. A 35mt well has been created, and from here the water will be collected and then treated prior to entering the condominium building. Is the building anti seismic? Of course, by law all condominium buildings must be made according to the anti seismic laws of Costa Rica. The building is made out of solid concrete with styrofoam insulation between floors for maxim acoustic privacy. Do I have to take out any insurance for my apartment? The condominium will have insurance for the general ground area. We ask that each owner take out fire insurance. Any other type of insurance, i.e against theft, is completely up to the individual. Construction Phase We are currently in PHASE ONE. This means that the first building is being built. We expect to finish as of Nov 31st. This building will have 4 floors (one being for garages), and 12 apartments. It will have a recreational area, with a swimming pool, rancho, and bbq area. All the internal roads will be paved, and landscaping will be finished. Phase Two will most likely begin Jan of 2010 and be completed by the end of the yr. |
